Reservations
When reserving a cabin, you provide your credit card number, your expiration date and your name as it appears on your credit card. You are agreeing to authorize your Credit Card Company to charge to your credit card the deposit/payment for your lodging accommodations and payment for any damages  incurred to the property during your occupancy. No signature is required.

Reservation Deposit
A deposit of one night’s rental is due by credit card when your reservation is made. Total charges are due in full approximately 30 days prior to your arrival date-refer to your Rental Purchase Form for specific date. Once your card is charged in full for the reservation, no refunds will be made upon cancellation (see Cancellation paragraph below for exceptions).   Final payments can be made by Master Card, Visa, American Express, Discover, Money Order, or Cashier’s Check.
Occupancy
You must state the number of guests, adult and children (any age), and number of cars when making reservations.  We require to be notified if your occupancy increases so we can update your contract.  If the number exceeds the number of people stated in your Rental Purchase Form or the maximum for the cabin, a minimum of a $200 to $300 fine (depending on cabin) plus a $20.00 per person per night fee plus tax will be charged to your credit card. Should the number of guests increase after reservations are made, you are expected to inform us immediately. Overcrowding will not be permitted. No House Parties or visiting guests are permitted at any time.  Premiere Ruidoso Cabins reserves the right to terminate the rental, without refund, if any renter or occupant violates any of these criteria. Misrepresentation of the number of occupants may result in the renters being asked to vacate the property without a refund.

Cleaning Fee
The cabin you are renting is someone’s home so please take care of the property as if it were your own home.  An independent cleaning company is hired to clean the property upon your departure.  The cleaning company washes all linens, cleans bathrooms and kitchens, cleans floors, vacuums, makes the beds with fresh clean linens and refreshes paper supplies as well as the complimentary soaps, coffee/teas etc.  It is your responsibility to clean any dishes you have used and put them away and remove all trash from the property.  Please leave the cabin in a clean state.  We will charge your credit card for extra cleaning fees for leaving the cabin excessively messy.
Cancellation
A $50.00 processing fee will be charged for cancelled reservations if at least 30 days notice is given. Once the cabin is paid in full or if a reservation is cancelled within 30 days of arrival, a full nightly fee will be charged for any nights reserved that are not re-booked. Thanksgiving and Christmas/New Years reservations cancelled within 30 days of the reservation date are non-refundable without exception.

Arrival and Departure
Check-in is 3:00 pm or after and check-out is 11:00 am or before. Please do not arrive earlier than 3:00 pm unless previously arranged with our office.  There are no refunds for late arrival or early departure.  The home has been blocked out for the period of your reservation making it unavailable to other guests.  Checkout Policy: All properties must be vacated no later than 11:00 AM on checkout day or guest may be subject to a late checkout fee of $50.00 per hour.

Smoking
All owners have requested that their home remain smoke-free. Violators of this policy will be accessed a $200 charge... Smoking outdoors must be in accordance with local fire restrictions. Please properly extinguish and dispose of all smoking materials.
Pets
ABSOLUTELY NO PETS
    shall be allowed on the premises. Tenant’s breach of this   provision is considered material and shall result in the termination of  Tenant’s  occupancy without a refund and a minimum fine of $200.00 will be charged, or more, depending on damages and extra cleaning required. 

Property Damages
Guests are financially responsible for incurrence of property damages, excessive housekeeping and improper care of a hot tub. Your credit card will be assessed for any damages.
BBQ Gas Grills
The grills at all of our cabins are propane gas grills.  Please do not put any charcoal, wood, chips or any other material in the grill.  You will be charged for replacement or repairs of the grill if this policy is violated..

Phone Use
Most of our properties provide phone service with FREE calling including FREE long distance in the continental US. Properties without FREE Long distance usage must be charged to your credit card, a calling card or made with your cell phone. Local calls are free

Fireplace/Wood burning stove
We do not supply firewood, however, there are several stores in town including grocery stores that carry it.  Please do not pick up stray wood from the yard as some wood is toxic and hazardous to your health.  Also, over sized stray wood pieces could cause a fire and you will be charged for any damages to the home.

There will be NO refunds due to any breakdown of appliances, A/C systems, TVs, VCRs, phone or other electronic equipment. Please report any problems and Premiere Ruidoso Cabins will contact a repair service technician. Your patience will be appreciated as our area has limited repair parts. NO refunds due to loss of any utility services.
